We were most worried about the leak coming back. They took it back to the joists, replaced two rotten boards we did not know about, and tanked the whole floor. Six months in, the hall ceiling is bone dry.

Fixed price on day one and it did not move. When they found the old wiring did not meet regs they showed me photos and explained the options before touching it. The daily updates meant I never had to chase.

Small loft en-suite, low ceiling, awkward everywhere. They water-tested the floor falls and sent me the video before tiling. Clean site every evening. It is the best room in the house now.
